THE FOLLOWING LEGALLY DESCRIBED TRUST PROPERTY TO BE SOLD FOR CASH AS TRUSTEE’S SALE. Notice is hereby given that the undersigned trustee will, on March 6, 2017, at the hour of 10:00 AM sell at public auction to the highest bidder for cash, the interest in the following described real property which the Grantor has or had power to convey at the time of execution by her of the said Deed of Trust, together with any interest which the Grantor her successors in interest acquired after the execution of said Deed of Trust, to satisfy the obligations thereby secured and the costs and expenses of sale, including reasonable charge by the Trustee, at the following place: At the North entrance of the County Courthouse, 205 Bedford, Hamilton, MT.
Myrna J. Buchholz, as Beneficiary of a certain Deed of Trust, hereinafter described, gives notice that the Beneficiary, as a result of a default under the terms and conditions of said Deed of Trust, has elected to consider all the principal and interest due and has elected to sell the hereinafter described property in satisfaction of the obligation.
The said Deed of Trust was executed by the Grantor, Jan B. Palmquist, on the 30th day of January, 2012, to the Trustee, Title Insurance of Montana, with its principal office in Hamilton, Montana, specifically reserving and granting to Trustee power of sale. Said Deed of Trust was filed for record on the 30th day of January, 2012 as Document No. 650911, records of Ravalli County, Montana.
The said Deed of Trust is security for Note executed on the 30th day of January, 2012 by Jan B. Palmquist payable to the order of Ernest E. Buchholz and Myrna J. Buchholz.
Myrna J. Buchholz, Beneficiary, appointed John D. Greef, P.O. Box 212, Hamilton, Montana 59840, as successor trustee by instrument dated the 31” day of October, 2016, and recorded on the 2nd day of November, 2016, as Document No. 703885, records of Ravalli County, Montana.
Said Deed of Trust encumbers the following described real property, which does not exceed forty (40) acres in area, situated in Ravalli County, Montana.
Parcel 31 Certificate of Survey No. 2302, being the E1/2NE1/4NW1/4 of Section 19 Township 7 North, Range 19 West, P.M.M., Ravalli County, Montana, according to the recorded plat thereof.
TOGETHER WITH a 40 foot road easement as recorded in Book 153 Deeds, page 37.
TOGETHER WITH all road and utility easements as shown on Certificate of Survey NO. 2211, 2242, 2274, 2301 and 2302.

The default of the obligation, the performance of which is secured by the aforementioned Deed of Trust, and for which default of this foreclosure is made, is for failure to pay the monthly payments as and when due,
Pursuant to the provisions of the Deed of Trust, the Beneficiary has exercised, and hereby exercises, its option to declare the full amount secured by such Deed of Trust immediately due and payable. There presently is due on said obligation the principal sum of $238,198.85 plus interest at a rate of 7% totaling $244,594.33, late charges in the amount of $500.00, as of October 26, 2016, plus the costs of foreclosure, attorney’s fees, trustee’s fees, escrow closing fees, and other accruing costs.
The Beneficiary has elected, and does hereby elect, to sell the above-described property to satisfy the obligation referenced above. The Beneficiary declares that the Grantor is in default as described above and demands that the Trustee sell the property described above in accordance with the terms and provisions of this Notice.
