CONSTRUCTION OF APPROXIMATELY 600 LINEAL FEET OF PATH, PLACEMENT OF APPROXIMATELY 300 LINEAL FEET OF PIN DOWN CURB, AND INSTALLATION OF APPROXIMATELY 330 LINEAL FEET OF IRRIGATION PIPING ALONG EASTSIDE HIGHWAY IN CORVALLIS, MT.

The Board of County Commissioners will conduct a public hearing and then vote on the item below on Thursday, August 11, 2011, at 10:00 a.m. in the Commissioners’ Meeting Room on the third floor of the Ravalli County Administrative Center, 215 South 4th Street, Hamilton, MT 59840. The title of the proposed resolution and summary of its contents, which will be the subject of the hearing, are:
Resolution to Amend the Ravalli County Subdivision Regulations
This is a County-initiated set of amendments to the Ravalli County Subdivision Regulations including but not limited to the following:
Amend the layout, pagination, display and sequence of content. Renumber all chapters;
Create provisions to allow for the expedited review and processing of guest houses;
Revise all relevant chapters for consistency with HB 486, SB 305 and SB 310 from the 2009 Legislature and HB 522, HB 460 and SB 298 from the 2011 Legislature;
Make changes to the floodplain analysis requirements requiring vertical separation criteria be included in the review of waiver requests, and defining a clear procedure to analyze drainage basin size;
Update the provisions of the environmental assessment, community impact, and summary of probable impact documents;
Clarify timeframes associated with element and sufficiency review;
Modify necessary application materials required to be submitted during preliminary and final plat review;
Clarify procedural requirements associated with phased subdivisions and subdivision improvement agreements;
Revise off-site road improvement standards to include use of traffic impact analysis;
Include requirement to construct non-motorized facilities for certain subdivisions;
Provide for clear standards related to development in and around wetland areas;
Substantively update definitions chapter.
